ELEVATION: The elevation at the headquarters is 5,000 feet ASL.
IMPROVEMENTS:
Headquarters: Remodeled 2008, new roof, 2 bedroom, 1 bath, 1,500 SF home, 1,200 SF detached laundry room, shop, spa and guest house with bath included.
Barn: 1,200+ SF, plus 300 SF tack room.
Corrals: Headquarters has holding traps and shipping corrals with scale. Seven (7) outside horse stalls and breeding pen.
WATER: New well drilled in 2001, produces 250 GPM at Headquarters. Well on state land in Section 32. There are six dirt tanks on Arizona State lease and five dirt tanks on the Bureau of Land Management leased land.
Water pipeline runs from the Headquarters well approximately 14+/- miles with several steel storage tanks and lateral water drinkers.
TOPOGRAPHY: The topography is generally level to rolling hills with large mesas and wide sandy draws.
CLIMATE: The average annual rainfall at Holbrook is 8.32 inches. The months of highest precipitation occur in July and August from summer thunderstorms. The winters are cool. Snow may occur from November through April but accumulations of more than several inches are rare. Normally snows have melted within a day after the storm moves out. The summers are warm with temperatures reaching 100° for a few days in July.
VEGETATION: The main type of vegetation on the ranch is shortgrass which consists mainly of bunch grasses and scattered shrubs. The grasses include blue, black and six weeks grama, galleta, alkalia sacaton, sand and mesa dropseed, ring muhly and three awn. Shrubs are mormon tea, winter fat, snake weed and rabbitbrush. Four wing saltbush is scattered in the draws.
UTILITIES: The Headquarters has APS electricity and CenturyLink telephone service.

REMARKS: This is a good family ranch. The headquarters is accessible over paved roads. The schools at Joseph City are above average. The Navajo Nation Lease is a 99-year lease with 75 years remaining. The adverse deeded land is land subdivided and sold 30 years ago. There are very few parcels being occupied. They are available to be grazed by the ranch at no cost until fenced out of the ranch.
