REAL ESTATE TAXES: The Rigden Ranch is a portion of Assessor’s Parcel No. 205-25-003A and all of 205-25-002 & 205-24-011. Yavapai County Real Estate Taxes are estimated to be $600 for 2025.

GRAZING FEES: Arizona State Land Department 2025 Grazing Fee is $3.28/AUM or for 516 AUM’s, the 2025 Grazing Fee is $1,692.48.

WATER: Four wells powered by Solar with storage and troughs, 2 springs, about 7 Stock ponds and seasonal water in Kirkland Creek.

ELEVATION: The lowest point is about 4,000′ ASL and the highest point is 4,462′ ASL. Nearly all the ranch is between 4,000′ & 4,400′ in elevation.

CLIMATE: The average annual rainfall is estimated between 14″ & 16″. During the winter months there can be occasional light snow which normally melts off quickly. The climate in this area is characterized by cool winters and mild summers.

TOPOGRAPHY: The rangeland slopes to the north and northwest. The south end is rugged canyons and mesas with open level valleys and small hills in the middle and north portions of the ranch. Kirkland Creek enters the subject property in the southeast part of the ranch in a confined canyon, opening to a wide wash through most of the ranch. The rangeland has perennial grama grasses, plains lovegrass and Arizona cottontop. Shrubs found on the ranch are scrub oak, mesquite, wait-a-bit and mountain mahogany. There are cottonwood trees, live oak trees and willow trees along the drainages.

IMPROVEMENTS: There are shipping pens at the West Well off Highway 89 and a water lot and corrals at the East Windmill. There is a holding trap at the West Well and two pastures on the west side of Highway 89. There are no buildings on the ranch.

ZONING: The deeded land is zoned RCU-2A by Yavapai County. This zoning allows one dwelling per two (2) acres and agricultural uses such as farming and ranching.

UTILITIES: Arizona Public Service provides electrical service in this area.

REMARKS: The ranch is currently leased, and the lessee has the ranch stocked with cattle. The lease provides the lessee with six months to gather and remove the livestock in the event of a sale.

The ranch has been in the same family for over 100 years. The deeded land is contiguous, only bisected by Highway 89. Kirkland Creek is the major waterway through this area and live water surfaces in the northeast comer of the deeded land.

109 acres of the deeded land has been irrigated in the past. The irrigation well is one of the wells providing livestock water. The 109 acres have not been farmed in many years and the fields and ditches would need to be rehabilitated for farming.

Historically there are many significant sites in the area from ancient Native American sites to more recent settlers like Virgil Earp of Tombstone fame that homesteaded within this ranch boundary.
