Location: The W Diamond Ranch is located in Skull Valley, Arizona. The headquarters is 1 mile south of the Iron Springs Road and Old Skull Valley Road intersection at the Skull Valley Store. The Headquarters is 4150 South Old Skull Valley Road. The ranch lays in the heart of Skull Valley.

Land Use: The deeded land along the bottom of Skull Valley is bisected by Skull Valley Wash. It is estimated approximately 125 acres have been irrigated, most by side roll sprinklers, at the headquarters and approximately 185 acres are sub irrigated meadow at the south end of the ranch. In addition, 20 acres of irrigated land is leased to Prescott College on a 20-year lease. Under the Conservation Easement, all types of agricultural endeavors, except confined feeding operations, are allowed on the land under easement. There are approximately 125 acres of deeded land not restricted in use and are not subject to the Conservation Easement.

Real Estate Taxes: The 2012 Real Estate Taxes are approximately $3,400. The deeded land is Yavapai County Assessor Parcel Numbers 205-25-045C, -128A, -128B, -039T, -039S, -036G, -039Y, -039W and -039Z.
Grazing Fees: The 2012 State of Arizona Grazing Fee was $2.41 per animal unit month. The Annual Grazing Fee for the State Grazing Lease in 2012 was $1,529.87. The 2012 BLM Grazing Fee was $1.35 per animal unit month. The Annual Grazing Fee for the BLM Grazing Lease is $495.

Water: The ranch is in the Bill Williams river watershed and the Skull Valley sub Basin. There are 7 registered irrigation wells. There are 22 registered stock wells on the deeded, state and BLM lands. There are 6 registered domestic wells. The depth to water is very shallow in the Skull Valley bottom land, with pumping depths from 50 feet to 150 feet deep. There are some artesian wells in the sub irrigated portion of the ranch. The stock wells vary from location to location, with the shallow water about 50′ deep up to the higher country where the water is 350′ deep. The irrigation wells produce 200 to 300 gallons per minute and the stock wells from 10 to 30 gallons per minute.
Elevation: The headquarters is at 4,200′ above sea level (ASL). The highest point on the eastern boundary of the ranch is at 5,400′ ASL. The ranch east of Iron Springs Road is long ridges running west with wide washes running to Skull Valley Wash. The ranch west of the Iron Springs Road is level valley bottom sloping south on both sides of Skull Valley Wash.
Climate: The average annual precipitation at Skull Valley is approximately 16″. The climate is characterized by cool winters and mild summers. During the winter it snows several times with a total accumulation of about 9″. It rarely stays on the ground more than several days.
Vegetation: Skull Valley Wash is marked with large old cottonwood trees. Other trees include hackberry, live oak and black walnut. Browse include mesquites, shrub live oak and range ratany. Perennial grasses on the range are sideoats grama, blue grama, black grama and plains love grass.
Conservation Easement: The owner granted a conservation easement in 2007 to the Central Arizona Land Trust. The purpose of the easement is to retain and maintain the conservation values documented in the Baseline Inventory Report prepared by Matthew Turner, dated December, 2007. No new buildings may be constructed on the property subject to the easement, except for modifications to existing structures. No commercial or industrial activity is allowed under the terms of the easement. The operation of the ranch for grazing livestock and growing crops is permitted as well as related agricultural activity. 20 acres is recognized as available for the Prescott College to conduct an educational agricultural enterprise and 3 acres of the 20 acres are designated as available to construct certain new structures as needed by the Prescott College. Water rights associated with the ranching operation are included in the easement. The Central Arizona Land Trust has the right to enter upon the property at least once annually to monitor compliance with or otherwise enforce the terms of this easement.
Prescott College Lease: 20.03+ acres are leased to Prescott College on a 20-year lease that expires June 16, 2031. Rent is $10 annually.
Livestock: Currently there are 180 cows and 6 bulls plus their offspring on the ranch. The livestock on the ranch are included in the price of the ranch.
Equipment: There is a John Deere tractor with front end loader, brush hog and scraper, Kawasaki Mule ATV, an ATV sprayer, a 2009 3500 Dodge Pickup, a 24′ gooseneck trailer, an arc welder, a water haul tank and trailer, irrigation pipes, sprinklers, pumps, motors troughs pipelines windmills and livestock chutes fences and panels in use on the ranch included in the price of the ranch.

Remarks: The W Diamond Ranch is a beautiful ranch with open fields and meadows and giant cottonwoods in the heart of Skull Valley. The combination of range land and irrigated and sub irrigated meadows allows great flexibility for a cattle operation.
The ranch has been in the same ownership for over 60 years. The ranch is currently operated as a cow calf ranch selling the calves in the fall.
