Location: The headquarters are 12 miles west of Prescott, Arizona. Take Iron Springs Road, a paved county road, west to Contreras Road. Turn on Contreras Road, a graded county road, 2.6 miles to turnoff into headquarters. It is about 20 minutes to the Courthouse Square in Prescott from the headquarters.
Description: Contreras Ranch is a small cow ranch on the west side of Granite Mountain in the Prescott National Forest.

Total Acres Real Estate Taxes: The 2008 Real Estate Taxes for Yavapai County Assessor's Parcel #300-20-005 was $613.82. The deeded land in Assessor's Parcel #300-20-005 totals 153.456 acres. The deeded land being offered for sale in this ranch is 69.84% of the total deeded land in the parcel and has 100% of the improvements. The taxes for the portion being offered for sale are estimated to be approximately $600 more or less annually.
Improvements: Headquarters:
Ranch House: 1,157 square feet, constructed in 1936. The house is wood frame with an asphalt shingle roof. This house is currently rented.
Saddle House: 306 square feet, wood frame construction.
Barn: 816 square feet, wood frame construction with dirt floor.

Fencing: The ranch is fenced into 8 major pastures with two traps at the headquarters.Carrying Capacity: Prescott National Forest Grazing Permit allows 100 Animal Units on the Contreras Allotment yearlong. The 2009 use is 75 Animal Units. Annual use is based on available forage and has been reduced below the 100 animal units for over 10 years.
Water: The headquarters water is provided from a well located on the deeded land. The well is 314' deep with a static water level of 230' and a 1 ½ horse power submersible pump is set at 277'
Portions of the deeded land were farmed in the past but have not been farmed in over 20 years. It may be feasible to install a center pivot sprinkler on the west part of the deeded land. Irrigation water has been proven to the west of this deeded land.
Water on the Contreras Allotment is provided by two wells, 5 dirt dams and several springs.
Utilities: Electricity is provided to the headquarters by Arizona Public Service. Land line telephone service is provided by Qwest. Propane is available from suppliers in Prescott that deliver to the ranch.
Elevation: The headquarters is at 5,000' ASL. The ranch ranges from 4,800' to 6,000' ASL.
Vegetation: Grasses found on the ranch include blue, black and sideoats gramma, green sprangletop, Arizona cottontop, three awn, plains and laymans lovegrass. Shrubs are scrub oak, mountain mahogany and cliffrose. Trees are cottonwood, sycamore, live oak, black walnut, Utah Juniper and alligator juniper.
Climate: The Tonto Springs Ranger Station, now abandoned, is on the west end of this ranch. Over a 15-year period, the average annual rainfall was 17.28" at this site. The most rainfall comes in July, August and September from summer thunderstorms. This area will receive light snowfall during the winter months but it usually melts off within two to three days. The climate is a four-season climate with mild summers and cool winters.
